Tenant notice to vacate transfers

Lily Tang
Posted

I'm in the process of closing on a home with existing tenants. The tenants provided written notice via email to vacate to the seller (current owner). Will the notice to vacate remain valid after I close and the new homeowner / landlord is me? I assume so but don't want to make assumptions! Is an email sufficient & legally binding (I'm paranoid about tenants not vacating if the email is not legally binding)? If the lease has two names, but the email is sent and signed with just one of the two names, any protocols here?

thank you!

Look up your local laws today to make sure it is sufficient. It would not be sufficient down here in Portland. Especially if the tenants have been there longer than a year.
