Greenville NC ECU Grid Rentals

Hi all,

I am a rookie real estate investor and just closed on my 2nd property in Greenville NC, in the grid neighborhood (close to 1st st). I have the hope to rent to college students, I stayed in the grid all my years when I went to East Carolina.

Currently I am having trouble getting renters. 

Has anyone else had some troubles? School is starting and I was thinking getting renters would be easy due to my duplexes proximity to ECU.

What have you all done that students or renters seem to have liked in your rentals to get renters?

Is there any cost adjustment or incentives you all have done to get renters in?

Any help is greatly appreciated. Getting a new property and already having trouble to fill it is a very hard start :(
