Security Deposit Return
Hello,
I was wondering for the security deposit return the following:
1. Do you need to (or as best practice) provide the tenant with an itemized list for the security deposit return (or bill) that is based on your handyman's estimate or should it be based on the actual invoices with labor and materials after the work is done? (Am in part wondering in the even the work is done/ invoiced after the 30 day window to return the deposit.)
2. If you send the tenant the security deposit refund (or bill) based on estimates, does it need to match previously provided itemized lists at lease signing or can it be based on the current market rate estimate from that handyman?
3. If you do some of the work yourself (e.g., paint), how do you estimate and itemize that? Can that be part of the estimate or do you also need to show that at cost, including a rate for your time?
