Should I increase the rent?

TLDR; I purchased my first duplex last year with already long term tenants. One of units lease is coming up and I am not sure if I should raise the rent by 2 %. There was another property listed literally down the block and it got rented out for 100$ more than I have. Given the current market, i am not sure if I should be raising or keeping it as is for this year and increase by 4% near year. So far I am cash flowing ~250USD per month. Would appreciate your thoughts

Small increases add up over time and tenants are less likely to move with small increases.  Have your costs gone up?  What does a 2% increase amount to?  Are we talking $20 a month extra?  If so, I'd increase it.  Tenants get used to increases at lease renewal and then it isn't as hard for them when you do it.
