New Conservator for Mother who owns a Rental

I have been awarded guardian and conservator by the county probate for my 83 yo mother. She owns a rental property in which I'm now responsible for. I've never met the renter and she may not know I exist. I need to inform the renter that I need her to sign a new lease and set up a new form of payment. Has anyone ever been a conservator for someone who had rental property? What did you do? How did you inform the renter that you are now responsible for rent, maintenance, repairs, clogged toilets etc.? My mother is mad as heck and is non-compliant with anyone involved with her affairs so she will be no help with the renter. Any and all help is appreciated.
