Dispute between tenants.

Hello,

I have a rental property in Aurora CO, where I rent per room. Three of my rooms are rented to medical students. One is tech professional who works nights. There has been some disputes between two tenants (no violent acts) and one of the tenants is now wanting to end his lease because of this. He signed a 1 yr fixed lease in CO and as per the law he is legally bound. I have informed him of this and he said he just "doesn't feel comfortable" now. I am planning to get on the phone with him this afternoon since I live out of state and see what is making him feel uncomfortable. I know the law is if there's any acts of violence or the property is uninhabitable the lease can be broken, but this isn't the case. I am worried if I let one tenant break their lease the others may consider this as well.

Any thoughts would be greatly appreciated!

Let the tenant break the lease. Ask the remaining 2 if they know someone who wants to move in. Don’t make it more complicated or time consuming than it needs to be.
