Receiving Rent/Utility Payments

Josselyn Palma
Posted

Hello.

Before creating my LLC, I use to receive rent/utility payments via Zelle from my tenants.

Now that I have created my LLC and created a BECU business bank account, BECU does not offer Zelle services for businesses.

I am currently having my tenants send me the utility money via CashApp but CashApp charges a fee for transferring money (Since it's a CashCapp Business account).

My tenants do not like sending me money via wire transfer as they get charged a fee as well around $30. Receiving utility money via check/cashiers check is not an option as I live pretty far from where my rental properties are located.

Can you guys provide me with advise on how I can receive their utility payments without having them pay a fee and without having myself be charged a fee? Is there a application out their that charges no fees at all?

Thank you!

Sign up with a free platform that does all your leases and rent collection for free. I use apartments.com. It’s free for the tenant and landlord. Have them make the utility payments and rent on that.

And btw, any lawyer can sue you if they wanted so don't think you're bullet proof with an LLC. My attorney friends who also own real estate tell me that it's so easy for them to show individuals are behind their LLC if they wanted to sue you. So don't do it for legal protection. And if your lease to your tenant is in your LLC then you can't represent your LLC in court. You'll have to hire an attorney. That's why I buy with LLC's but put everything in my personal name with a million in liability in case something happens.
