Roof replacement 14 k vs 7k

Hi,

To replace roof one contractor says 14k (he says 40 squares) 

to remove and replace:

shingles

vents

roof boots

3 sheet plywood

install matl drip edfge everything upto GA building code

To repair below he says 700$

repair 4 roof boots

replace rotten wood

replace missing shingles

remove empty wasp nest 

paint piples

caulk exposed nails

My PM say 7k (he says roof measurement is 30 squares not 40 squares and mentions other contractor who says 40 squares is lying)

to remove and replace:

shingles

vents

roof boots

3 sheet plywood

install matl drip edfge everything upto GA building code

plus synthetic underlayment and architectural shingoes (not 3 tab) and ridge vents

How to know who is giving right quote and doing right work.

what is meaning of the squares.

When I know I need to replace roof ?

This is 1985 building seems original roof

please advise

7k for a 30sq roof seems super cheap. I would be very cautious with that. Almost material costs honestly.

The difference is square (which is 100 sqft) is likely because one guy just measured it. And the other guy measured it and added in more waste, starter, and cap. Depending on your roof structure that could be as much as 10 sq.

Good luck and watch a couple YouTube videos on roofs so you know what to look for. I’d recommend mid grade dimensional shingles, and high quality ice and water in valleys and around all penetrations.
