Quick question for SFR + small multifamily investors:

When you’re deciding between holding vs selling, how much weight are you putting on operational ease (maintenance, tenants, management) versus pure numbers?

I’m seeing some owners hold “okay” deals simply because they run smoothly, while others exit stronger deals that are operational headaches.

Interested how others think about this tradeoff.

Hi @Shakur Granger, that’s a legitimate tension most investors face. Strong returns on paper don’t always justify high operational drag. Some investors prioritize stability and ease once a property runs smoothly, while others are willing to endure complexity for higher upside. The right answer usually depends on portfolio size, time commitment, and how much operational stress you’re willing to carry.
