Tenant has low credit score.

Hi,

I have received a tenant with low credit score - between 600 and 650). His previous landlord verification did not go well. The previous landlord could not answer basic questions properly about him. He started his business in 2025 so no previous tax year statements. 

We asked for first month and last month rent and 1.5 month security deposit and co-signer. He is ready to pay 1st and last month rent and only 1 month security deposit in cash only. He said, later payments , will be done from his business bank account. He said, he can arrange for co-signer. He is asking for 1 year lease. We did the background check using rentprep and no red flags except there is no credit history.

What are the risk? Any suggestions.
