DSCR becomes a scaling tool when you stop treating it like a shortcut and start treating it like a discipline.

A few things that have mattered most for us:

1. Rent realism matters more than rate shopping

Under DSCR, lenders care about in-place or provable rent, not optimistic pro formas. Conservative rent assumptions make the leverage sustainable and keep you refinance-ready later.

2. Reserves are non-negotiable

DSCR portfolios break when investors run thin. We assume higher vacancy, higher maintenance, and slower turns than conventional underwriting. If the deal only works with razor-thin reserves, it’s not a DSCR deal, it’s a risk transfer.

3. Leverage is a tool, not the goal

We’re willing to take slightly lower LTVs or higher DSCR thresholds if it means stability through rate cycles. Scaling fast is useless if you’re forced to sell during tightening.

4. Exit planning starts on Day One

Every DSCR deal should answer:

Can this refinance into cheaper debt later?

Can it survive flat or declining rents?

Does it cash flow without appreciation?

If the answer to any of those is no, leverage is working against you.

Used correctly, DSCR removes income caps. Used carelessly, it just removes margin for error. The investors who last are the ones who build portfolios that can breathe under pressure.
