How to move forward on a tenant with a co-signer
I have a tenant who applied with a co-signer. The co-signer has solid credit history and income. the tenant is just finished grad school and is about to start a position. What should I have the co-signer sign/language to put in the lease (or separate addendum?) to ensure everything goes smoothly?

@Cara Ann - Either your lease or an addendum to that lease needs to have language binding the co-signer to the lease equal to and in-place of the tenant (should it come to that). And there should be a privacy policy extension or exception that allows you to copy the co-signer on all notices, emails, etc... You also need to get the driver's license and social security card of both - should you need to seek collections at any point in the future. You might also want to consider an increased security deposit.
