Advice on Potential Tenant

Hi all I'm evaluating a potential tenant for my second rental propery and would like feedback from other landlords. The property is listed at $2,280 a month and with utilites it would be around $2,600ish a month. My concren is their ability to pay and I do allow pets, but the home has hardwood floors and the dog may scratch up all  the floors. The mother is willing to co-sign which is the reason I am considering them right now. 

Household

  • 2 adults (married couple)

  • No smoking

  • No evictions

  • Large dog (Airedale)

Credit

  • Applicant credit score: 682

  • Recent dip explained by medical expenses (dog surgeries) causing higher utilization

  • Previously mid-700s

Income / Employment

  • Primary applicant has multiple income streams: self-employed (Etsy), yoga instructor, Shipt, Uber

  • Husband currently not working due to immigration status (Australian, awaiting work permit)

  • Income is somewhat non-traditional but diversified

  • Mother is willing to co-sign and would meet income requirements

Property Considerations

  • Home has hardwood floors

  • Concern about potential wear from large dog

  • Planning pet addendum, deposit/pet rent, and move-in documentation

My Current Thinking

  • Considering approval with conditions:

    • Verified income and credit for co-signer

    • Signed guarantor agreement

    • Pet addendum + deposit or pet rent

    • Standard lease term
