Advice on property manager behaviour

I have two properties managed by one property manager. One of the tenants left without giving the required 60 days notice. They only gave me 3 weeks notice. They did not pay their last months rent of $1200, and of course forfeit the $1200 deposit. The lease clearly states the tenant is responsible for lawn care. The tenant and the PM had an agreement for lawn care  at $120/month. However the PM deducted the unpaid lawn care from the deposit.is this typical? where the PM deducts money owed to them from the tenant before I get my deposit? I was not a party to the lawn care agreement between the PM and the tenant. Seems to me the PM should go after the tenant for that money, same as I must do for my money.

Yeah, this doesn't strike me as out of line.

When you have a property manager you lose some control and it is a little more expensive.  It is very normal for PM's to handle or subcontract the lawn service, but they are doing it on your behalf to keep your property running more smoothly.

Move outs can be very expensive, be thankful if you get through one relatively unscathed.  Expecting to get all money owed back is setting yourself up for a lot of frustration.
