Would you include a TV with an LTR?
Finished rehabbing one of my rentals and needed electrical work done so I had an outlet placed in a location with a wall mount TV in mind. Was (and still am) considering doing an MTR with this property in the future but decided to go LTR for now.
This is a small place, quasi studio and where I put the power outlet really is the most obvious spot for a TV.
My thought is to have the bracket installed by my handyman so I know it's done right and was wondering thoughts on going in and having a tv offered with the rental. TVs are pretty inexpensive and my thought process is that I'd rather have not only the TV bracket done right but not risk having the mounting hardware go missing when the tenant moves out. Of course I could just get another bracket and patch holes if I can't find the same bracket but maybe throwing in a $150 tv might be worth the possible hassle in the future?

To avoid having any of your mounting hardware going missing, just document it on the move-in inspection and in the lease, as part of the rented property. That way, if the tenant takes it or damages it, they are responsible for the cost.
