Backyard Ditch area and wooden deck

Hi,

I saw one property today presented by a wholesaler. Overall house looks not that bad shape (hvac is very bad). When I went to back yard i see ditch area and neglected  Metal Shed (Storage Room) also lot of water erosion as attached. I am not sure why there is big ditch area and wooden deck in the backyard. Wooden deck is not attached to property as well.This is about 43 year old property. Any risks, pros, cons moving forward with this deal. 

Please advise
