Reasonable CapEx and Maintenance % in Evaluation

Hi All.

If I'm buying a duplex that was built in the early 2000's and I expect to refurb it,  what is a good amount to assume for maintenance and capex in the rental property calculators. I don't want to go too high and pass on a good property, but also too low and get a dog. What is a good range? I know its hard to tell the future, but does anyone have opinions on this?
