Do You Landscape Your Properties
Purchased this property in early February. Has absolutely ZERO curb appeal whatsoever. Very plain. Screams rental property. Spring has sprung in Central Illinois and I have begun to work on the landscaping. One of our rules of thumb is we treat it like a home we would live in, not just another rental property. IMO if the tenant sees us treat it like a home, they will too.

Landscaping can make a big difference in curb appeal and how tenants treat the property. Providing regular mowing and exterior maintenance is a great way to keep the property looking cared for and also gives an excuse to check on it weekly. Adding some evergreen shrubs or dwarf trees, and maybe a few colorful accents like red twig dogwood or granite boulders, can make the place feel more like a home without a huge investment.
Even small touches show tenants that the property is cared for, which often encourages them to take better care of it as well.
