Any Property Management Software/Apps that DO NOT automatically report to the IRS?

I've looked into and emailed every major app - Stessa, TurboTenant, Innago, etc and they ALL automatically report to the IRS if you make over $20k and do over 200 transactions for the year. 

Are there any that do not?

This actually isn’t something the software controls, it comes down to IRS rules.

If payments are being processed through platforms like Airbnb or Stripe, they’re required to issue a 1099-K once you hit the thresholds. So most apps tied into that side of things will follow those same rules.

Where it gets confusing for a lot of hosts is that the 1099-K shows gross revenue, not what you actually take home after fees, cleaning, refunds, etc.

That's honestly why I built a tool called Lodgic. It doesn't process payments or report to the IRS, it's more of a back office system built specifically for STR hosts to track expenses, organize income, and actually understand their numbers.
