North Philadelphia rentals

hi fellow investors.

Pls share any experience You got with rental properties in north Philly.

Still can't figure out how to treat data about crime and general low income and quality of living there. How high my risk to end up with long vacancies and damaged property and eviction of non paying tenants?

What other down sides of bad district landlord might face ?

Might this happened that triplex which cost now 130 will cost 60 in 10 years?.

Any signs north Philly might be improved in to a better neighborhood ?

Thanks. Looking forward to any advices.

What your alarmist friend probably saw was a Jehovah's witness selling pies. Not every black man in a bad neighborhood that's selling something is selling drugs...ESPECIALLY in the middle of Broad Street and while wearing a suit. I live in a rough area (by most of America's standards anyway) and have never seen a drug deal. In Center City I've seen them in a few back alleys, never in my 'hood though. Not saying it doesn't happen in my area, just that I haven't seen them.
