Tenant always late on payment
Hi all,
Since the beginning of the new year, our tenant has been late all 4 months. Theyve been there for over 18 months and up until a few months ago, they were always on time.
We send them, via certified mail, 5 days notice to pay or vacate the property. They seem to pay within that window.
Would you guys still be handling things/business this way? Them being late but paying in full by the second week. We have 6 more months on the lease with them.
Things to consider: Locally there are tons of rentals available at probably 10% less from what we charge. Dont want to have the home sit vacant too long.

Have a conversation with them, but keep sending the notices monthly when they are late.
- THe first time you don't, will be the time they don't pay at all:(
@Janice Carter gave you some great advice about just talking with the tenant! So many landlords forget to do that. Others, go to far in the other direction and try to be best friends with their tenants.
