What's the best tools to be a successful landlord?

Aloha!!

I am purchasing my first duplex with tenants in place and am anxious as all could imagine. I wanted to hear people's thoughts and experiences and the best way to manage a property, whether that be 1 or 100. What are the best tools and processes that have been the most successful and you wish you knew about earlier!? I appreciate all and any feedback as I begin my real estate portfolio! Thank you!

1. Get a Google voice number for your residents to contact you.

2. Know all local laws so you aren't in violation of them. 

3. For leasing, set up a prescreening questionaire before they book a tour. Only do tours in person so you can get eyes on the people living there.
