New to rentals and looking for some guidance.

How is the best way to keep track of monthly rents per house for accounting ? I want something in place if I decide to sell in the future I can easily provide docs.

Have you found an easy approach to turning cash payor tenants into electronic pay so you don't have to go collect rent ?

Thanks for insight!
