The biggest gap I see consistently across self-managing landlords and small PMs isn't which tool they use — it's that communication lives in too many places with no single thread tying it together.

A tenant texts about a leak. You call a vendor. The vendor emails back. You forget to update the tenant. Three days later they're annoyed and you're reconstructing a timeline from three different apps.

What actually fixes this is a single automated thread per issue — tenant submits request, it gets logged automatically with a timestamp, vendor gets notified with full context, tenant gets an acknowledgment within minutes, and every update is tracked in one place. Nobody has to chase anyone and there's a clean audit trail if anything ever becomes a dispute.
