Rent by the room: what does your monthly software stack actually cost?
I've posted here a couple of times about the operational side of renting by the room and the answers have been genuinely useful. One thing I still can't get a read on, and it's the thing that puzzles me most.
Two things I keep hearing can't both be true.
The first: this strategy needs meaningfully more admin than a standard rental. One house isn't one lease, it's six or eight. Rooms turn independently, so something is always vacant or filling. Utilities are bundled, so a single bill has to be split across people who moved in and out on different dates.
The second: almost nobody pays for software to handle any of it. One operator with ten houses told me pen and paper works fine. Another with a dozen properties uses Quicken at $50 and says even that's overkill. Meanwhile PadSplit hosts hand over around 15%, which on a six room house is several hundred dollars a month.
So for anyone running rooms, self-managed or on a platform:
What do you pay for each month, all in? Property management software, accounting, payments, screening, listing sites, e-signatures, anything that shows up on a card.
How many separate tools is that, and what holds them together? I'd guess a spreadsheet, but I'd rather know than assume.
What works well enough that you'd be annoyed to lose it, and what have you just accepted as manual work forever?
And if something existed built specifically for room by room operations, would you want it to replace what you use now, or sit alongside it?
