Electric baseboard heaters

I just picked up a duplex where both sides are being heated using electric baseboard heaters. The utilities are split and the tenant is going to be paying the electric bill which includes heat.

Just curious to hear if anyone in a similar situation drops the rent for a rental by $25 - 50 because of what will likely be a higher than normal utility bill.

If you plan to hold this place a long time you should consider a different heating system, either forced air or hydronic baseboard. It will be a good investment in the value as well as helping to retain good tenants. Electric baseboard in a cold climate is a terribly expensive way to heat, perhaps second only to burning $1 bills in a cast iron stove.
