Townhomes/condos vs SFR/Complexes

A listing for a townhome came up that I'd like to buy, all the numbers work out and everything. However, I've only bought duplexes and not just one townhome connected with 5 more. Are there drawbacks to buying this? Anyone have any experience? What happens if the HOA falls apart, or does that not happen?
