Maintenance request from tenant

Our most recent purchase is our first single family residence, so we are still getting used to the different maintenance requests that we are receiving from the tenant.  Most recently, the tenant is asking for:

1.  The chimney to be swept because they think there is a birds nest in there

2.  Spraying the property for bugs

My question, are these common things that should be handled by us as the owner, or does the tenant need to handle it, especially regarding #2?

@Dave Ketcham  I believe that both of those items are preventative maintenance (PM) issues that the owner should take care of on a scheduled basis.  This shows that you, as the owner and Landlord, are providing Due Care to your tenants.  If, bugs become present due to the manner in which the tenants are living, then you may be able to get an assist from them on the cost of pest removal outside of your regular scheduled PM events.  Everything just needs to be fully documented in your agreements.
