Need help with remote management.

Hi,
With remote managing the biggest problem for me is to find a right company to manage my property.
For my last management company it takes 6 month for property management to evict person that did not pay. It gives a good example for some other tenants that they do not have to pay rent to stay in apartment. Eventually I fired them and now I do not know haw to clime the outstanding balance for those tenants. If they submit the information to the collection agency how can I check it? If they did not what information do I have to request from them to do it by myself? If they did not do anything to help me in debt collection can I clime it against them?
It takes too long for them to fill vacancies. For example I put ad on the carigslist for vacant unit and receive 15 replies within 3 days. They are putting expensive ads in the newspaper and have very little replies.
They definitely should not go and change the light bulbs for tenants who live in the apartment. And charge tenant for any repairs caused by tenant. For example if tenant flash the towel in to the toilet or kitchen sink he is responsible to pay the plumber not me. And I have no idea how to control if they do fix something. Did they really do it? Who should be responsible to pay for that?
I’ll appreciate any god idea how to deal with the management companies. Is where any web sites I could find feedbacks for them, or leave my? Does anybody know good management companies located in Raleigh NC?
