Cleaning gutters and refrigerator water filter

Who's responsible for cleaning the gutters and changing the water filter in the refrigerator (which should be yearly?)? Is there a detailed checklist somewhere in this website as to the renter's responsibilities for upkeep of the property?

That should be covered in the lease and have the responsibilities delineated.  We have a section in the standard lease with a list of items where one either check "Landlord" or "Tenant".

Usually, the gutter is landlord's responsibility.

Refrigerator filter is questionable, however, know that if you don't change it, most likely the tenant won't either.  Just like AC filters, I had tenants who I showed how to change the AC filter and have twelve new ones next to it and a year later I have a super dirty filter and 11 new ones still sitting there.  Now, I go by once every six weeks or so to change AC filter and do a quick walk through.
