Wood or Tile?

So I'm about to enter escrow on a fourplex and I'm praying that all goes well. I will also be owner occupying and want to be comfortable but don't want to over do renovations. Each of the units primarily have carpet which I absolutely hate. I like the look of wooden floors but can appreciate the durability of tile. Which do you guys prefer for rental units and why?

I prefer pre-finished engineered wood floors. I get a small sample and take it home and try to damage it to test for durability between products. Some pergo-style laminates scratch way too easily, which is why I've moved to actual wood. The units rent much faster and I think you get a better class of tenant when you make the switch to wood, especially from carpet.
