Finding rental rates

What are your ways of finding out rents in the area? Any creative ways?
Newspapers, Calling local apartment buildings for prices etc?

What about finding out vacancy rates? and if you can even find tenants in a city that you can see properties that will cashflow?

Explain your tactics when prospecting rental houses in an unfamiliar market.
