Property Managers in Evansville

Hi,

I have a duplex house currently in evansville, I have one part occupied but not the second part of the house. I have moved to indianapolis and tried to rent the second part on my own but the tenant gave me hard time not paying the rent and I had to make multiple trips to evansville to solve the issue. Now, I am thinking of hiring a property manager in evansville but all the ones I have contacted them are asking for too much. I have found their contracts are very vague and the their terms are insane. For example, I can not terminate the contract with them unless if I sell the house. I need help, anyone in evansville can recommend a property manager they know? I have two mortagages; one in evansville and one in indianapolis. It will really help if I can rent the second part on my duplex.
