Prop. Manager agreement template

Hi Everyone

I am basically new to RE investment, and as well to BP.com

I have been LL for a small duplex i purchased cash about 4 years ago, I did not knew nothing about RE inv. at that time I didn't even know there are companies of prop. management, :-)

I have suffered costly evictions and calls at 2 - 3 am. 

I started to read this year, I have read 3 books, and I am on the 4th now 

But more useful I fond BP.com which I found great, I am now listening the podcasts, 1-30 and continuing.

I recently got another single unit for rental, so now I have 3 units

I have encountered that I don't have the time to be LL, I am a 40-50 hrs W2 job plus commute 1 hr from home to work

I just meet a PM company and wanted to start working with them, but the agreement they sent me to sign I did not liked, it seems very convenient for them, I told them I could not sign that, so they said its ok for me to provide the agreement template

Does any one can recommend me a template, I am on El Paso TX.
