Furnace Tune Ups

I now have a number of units with gas fired furnaces. (My others are electrically heated, which was quite common here until recently.) I have been wondering whether I should spring for furnace tune ups once in a while, say every 2-3 years for each unit. Since this is a potentially recurring expense of several hundred dollars I thought I should check with the BP community. Do you pay for furnace tune ups for your units? Do you think this saves money in the long run? Or do you just leave things and call maintenance when needed? All comments welcome.

You should have serviced every 2-4 years. If its and 80% I go every 2, though we have none of those left. If its a newer 90% furnace I go 4 years on mine.  I its a PVC vent pipe its 90%, if its steel or metal its less than 85%.HOWEVER you should change t-stat batteries and filters every year at min and I do ours every 6 months. I see alot of people call a HVAC guy and get $100.00 for 2 batteries. If a furnace can not get enough air, the heat exchanger will over heat and you will have to get a new furnace if it develops a crack. I see this that so many landlords ignore the filters to furnaces. I am a HVAC guy, and General Contractor in addition to be an investor so I hope this helps.
