No deals on MLS
I cannot seem to find a good deal or motivated sellers of small multi family or SFR on the MLS. Has anyone had success with direct marketing to find more sellers of these type homes. More than the MLS.

I've found a couple of turn-keys on MLS that were "mispriced" and good deals. however, I've also run into a few investors and other wholesalers who simply do not touch MLS. to each his own I guess.
frankly, I don't care if the lead comes via smoke signals. if the math works then so be it.
