Requiring Renters to Secure Renters Insurance

I am a new property manager.  I want to require my renter to purchase renters insurance and add it as a condition of the lease with any damages to the property to be made payable to the home owner if the tenant is responsible for causing the damage with say a fire or unreported leak, etc.  How do I write that into a lease and where on the policy is the homeowner listed on the policy?

@Phoebe Hodges-Carter I require my tenants to have renters insurance. There is a spot in the board of Realtors lease that addresses this. I ask them to list "Trailwood Realty as additional insured" which ensures I'm notified when there are changes in their policy (like when they don't pay the premium and the policy is about to be cancelled)
