Policy and Procedures Manual and Forms

Having been a small landlord for a few years I am looking to tighten down my processes and procedures, I want to put together a detailed written P&P manual and create a forms database to make the process more efficient.  Before I recreate the wheel I thought the best approach would be to ask if the "all knowing" bigger pockets community for suggestions on resources on where I could find a template that I could customize to use in my business.

Can't answer your question about where to find a P & P template specific to residential rental property management.... but having written policies and procedures for a business (formerly I held a management position at a hospital) I think you could modify templates used by other businesses or create your own. Or perhaps contact a property management company and see what they might have to offer.

Here is an example from the realm of commercial property management that I found on the internet, which could be easily modified for residential properties:

For forms management, we keep ours in a computer, with back up, and also keep a printed master copy in a notebook (in case we have computer/printer difficulties at an inopportune time). Our most commonly used forms are printed at a copy shop in bulk and we keep them on hand in a hanging file box.
