How do i find reliable fixer upper contractors in Dallas , Ohio , Indiana ?

As an investor i am seeking to purchase a fixer upper properties in these location Ohio , Dallas , Indiana any advice where i can find reliable contractors that can do a fixed bid job and also job on time if you know of anyone please advice.

The deals i am looking for out of state  of California i am seeking for JV contractors that will get paid upon the property sales I will buy the property all cash and also materials and they contractor labor will get paid upon the sale of the property we split the the profits 60/40 this way they also have  vested interest in completing the project on time and the right budget.

It is hard enough to find a reliable contractor when you are local and if you are trying to find someone out of state who is going to stay on time and on budget, then the only contractors who will do this are the ones who overbid on both time and money.

What kind of rehab projects are you trying to run? It is anything bigger than paint and flooring, then it's inevitable to run into some issues which will cause extra time and money.

I am looking to find rehab opportunities wherever i find 65%-70% ARV ideally here in california i know some contractors willing to do JV with me where we split the cost of REHAB and then based on the investment each makes we share the profit on sale

I am not very familiar with CA market, but it will be very, very hard to find a 65-70% ARV deals in this market.

So the deals you are looking to will have you buy the property with your money and then you split the rehab cost with your contractor?
