Boiler broke - no hot water

Boiler broke last night. We had the option of heat, or hot water for the night for our tenants. I chose heat since its in the 20's here at night. 

Technician came out and the part needed might not be available till Monday. I am hoping we can find it today, but if not, I am worried about waiting till Monday. This is our first rental endeavor and I am not sure what the legal issues are for us with not having hot water for a 12 unit building for a few days while we wait on a part to fix it.

So this isn't a matter of nickel and diming - they just don't have the part stocked because its an older boiler system. 

I am on my way back over there to cycle the hot water on. So get the tank hot again, then switch back to heat. I'll stay there today till its fixed, hopefully. But obviously I can't stay there all night and cycle the hot water/heat. ( Its a diverter - so it calls for hot water or heat and cycles back and forth ) That is the part that is broken. So I can do it manually. 

What if we can't get the part till Monday? Are we opening ourselves up for a world of trouble? What would you do?
