Question about Crime within a mile from a deal

i found a great deal with cash flow but the neighborhood was rated high crime,,,it is close to the local college and 10 minutes from stores and the beach..is this a walk away???? it comes with renters already who have been there 4 years already and want to stay.

Do you really want to do business with someone who won't give you his last name? I'd be really careful about getting scammed. There is a current scam going on with FAKE real estate adds.
