I am considering renting to a family that has a past history of some financial issues, but appears to be headed in the right direction. However, I need to protect myself, and am wondering if this type of policy would be a good idea. They will pay 6 months of unpaid rent. The policy is paid by the tenant.

If you don't think that this is wise, are there any other methods I can use to protect myself? Of course, I could find tenants without issues, but sometimes that is easier said than done!
