We use buildium, been pretty happy overall.  there are several others I have used over the years.  best however to get a good one at the start as once you grow the transition can be rough.

1700 single-family units -Propertyware (a Real Page Company).

I personally have also had great success with the Real Page multi-family platform.

Hi @Julie Gordon, I am completely satisfied with AF but looking back PW may have done just as well. It took a lot of learning and support requests to get where I am but I am happy with it. The only thing I miss from PW was the automated reports and other things that I could set up to be automated and send me email reminders. I have had extensive conversations with AF regarding this and they have made some updates and are continuously working on new updates. I like the fact that we have a place to speak out as users and AF uses this to develop new or updated features.

Hi @Dick Rosen,  we also were using QuickBooks and are just in the implementation stage with PW and very unhappy with custom service and are considering moving to Appfolio before investing more time and energy. It's a year later how happy are you with your transition from Propertyware to Appfolio? What features did you miss?

I used QuickBooks for my own rentals for several years and it worked just fine. When I started managing for others I did a lot of research and went with Propertyware. I always wanted to transition to Appfolio once I reached a certain volume level because their support seemed much better and I've gotten a lot of good feedback from other peers. I did recently make the transition and the support is outstanding in comparison to Propertyware and it is doing some really nice things for my business but I do miss some of the automated features in Propertyware. Overall it's too soon to make a judgment between the 2.

If not move on to something that gives you a holistic approach and no duplicate entry.
