What's a good PM software for a part timer?

Question

we currently have 4 SFH's and a 9 plex with potential doubling the unit count in the next 6 months. We currently track all financials in a spreadsheet, each house separated by tabs and the 9 plex combined on one time with a breakout by unit. All are under the same LLC. Tax time is a breeze. The system works fine for us now but with the potential of doubling are unit count I want to have a new system in place if needed.

What are some good options out there, and what are the pro's and cons? We both have full time jobs so real time on the move access would be nice to have.

Big fan of Buildium -- they'll give you a free test drive.  Takes a while to set up, however the software is pretty powerful.  Would work great for your operation.  Get the online payments set up -- huge time saver!

Check out 123LandLord.  We're handling 5 doors and we really like the ability to handle repairs, expenses etc through the software as well as online payment.

Quite honestly, depending on if you doing accounting or bookkeeping, Quicken Rental PM System seems to do it. I am also looking at a software called Landlord Max.

Thank you both for the info. I will check into true rent. I don't think I will be collecting rent online anytime soon, I don't know believe that most of my tenants would've capable of paying online. That is good to know about the main use of PM software.

TrueRent isn't really free if you want to collect rent online - which is the main point of a PM software (IMO).
