Tenant submits a LONG maintenance request list right after moving in.

Hey guys!

We have a 3-bedroom house in Fort Worth, TX area that we just got move-in ready.

The new tenant moved in (he's an OWNER in another state, relocates to TX for several years for work, has a dog: german shepherd). Upon moving in, he submitted a LONG list of items that need to be repaired.

I am surprised by this list, as supposedly our property management company SHOULD have inspected all the mentioned items! Not sure if we have a high-maintenance tenant, or maybe he's covering his end, or if the PM did not do a good job...

I pretty much have an idea, but I am curious what items would you recommend me to fix and which ones to let go. Here's the list:

1. Straighten mailbox post and mounting

2. Exterior faucets (hose bibs): Re-seal all around base where attached to the wall, front and back yards

3. Front door: Check that deadbolt is secure; deadbolt seems broken/pushed in; new weather strip

4. Patio door: seal between threshold and interior floor

5. 2 florescent light fixtures aren't working in the garage

6. Kitchen/breakfast area: Repair loose threshold; microwave lights on exterior underside aren't working; dishwasher leaks during use, may need to replace seal

7. Master bath toilet not secured at floor, wobbles when used - needs to be reset

8. Hall bath needs touch up on caulk at back splash

9. Inspect duct work for dryer vent - tenant says it's disconnected and not connected to vent location in roof/not secured to the wall

10. Flex conduit with wiring to hot water heater not connected properly

11. AC unit needs condenser clean & insulation around condensing lines

Anyways, you can think of it this way, you just got a free inspection done and in certain cases, it's better to have a tenant that cares too much than cares too little. Better to be aware of the need to re-caulk the bath than having water damage which costs more to repair down the line. Just my two cents.
