robbery at one of my rentals

hi every one, 

I just closed on a property in Memphis Tn, and today just received the bad news that I was robed . they took The condenser, furnace and appliances.

my question is whats should I do next. File a claim. police report. or just deal with it on my own without the insurance company.

how can I prevent   this from happening again .

I would suggest you just bite the bullet and move on. Reporting to the police will get you no where and you definitely do not want to report this to your insurance. Here is how you prevent in the future: 

1. Never have appliances in your rentals (unless they are in high end areas)

2. Ask your property management company to always pull the condenser while your house in vacant

3. Board up your houses when they are vacant

This is the protocol we use and it doesn't 100% eliminate theft but we have seen a drastic reduction in theft. Basically make it as much work for the theft as possible, they will move on to easier targets.
