Signing a new lease around the holidays
When we first started in this business, a successful landlord gave a piece of advice he felt most important: never sign a lease with a new tenant between Thanksgiving and Christmas. He said every lease he signed during that time resulted in an eviction for non-payment of rent. His logic was that only those who HAD to move, moved at that time. Otherwise, the "normal" tenant would never choose to relocate during the holiday hustle bustle.
Do any of you have a similar school of thought? Or, do any of you avoid starting leases at a given time or year?
