Damage charge

I have a question about damage and if I would be able to charge tenant. They have double pane window that someone threw a rock at and broke the outside pane. Unable to determine if it was the recent ex boyfriend that some say was short tempered, would I be able to charge tenant or deduct it from deposit?

Yes you will be able to will be able to charge the tenant the cost of replacement. In cases like this, if the tenant claims they do not know who did it, I require them to file a police report before I will pay for it. If it was a case of vandalism, I want the police involved and aware of the situation. If the tenant or their guest did it and they lie to me,  I figure if they will lie to the police and go through that trouble, I'll pay for it then.
