Routine maintenance for SFH rental

I am looking to create a routine maintenance schedule for my single family house rental.  I know that I need to change the air filters, inspect the batteries on CO/smoke detectors, inspect the properties every 3 months.  I probably need some types of pest control ie termite spray once a year.  How do you guys set the schedule with the pest control company?  I heard you can ask for a little discount of you get a maintenance plan with a pest control company.  Besides termites, do I need to spray anything else?  Any suggestions would be appreciated!

I Clean gutters and check that water hoses have been disconnected before freeze.
