I'm assuming you are visiting due to an issue of some sort? If the rent is being paid on time and there are no complaints I don't see a problem. I understand communication is important, and everyone deserves a chance. Try to speak with the tenant by going there at a different time. Good luck!

As long as they pay their rent and answer their email that is my ideal tenant..

When I first bought one property if I went by on the weekend all 5  tenants  in the apartments would be out.  Now I have a few that stay home.

Can you clarify, is nobody there or is someone else there other than the person leasing?

If there is nobody at all there, you may have issues if you have to make an insurance claim. In certain jurisdictions there are restrictions relating to insurance for unoccupied residences.

If the rent is being paid and there isn't a maintenance issue to be addressed, what does it matter?  As a landlord, should you care if anyone is living there as long the rent is being paid and there are no issues?

If you can't communicate with your tenant about something important that is one thing, but otherwise I fail to see a problem.

Steve, I had some great tenants that worked out of town at a mine two weeks on/off... Half the wear and tear....all the rent... Worked out...on that note, they may just have a different work schedule .....

And my lease (just taken form standard Nolo) has a clause about informing me if they are gone for over two weeks, though maybe honored more in breach than compliance, as I don't check up randomly. Some tell me, some don't...

I am assuming you need to communicate. And I find email, text, phone work great....but if you need to enter/inspect try and post or send the notice required by your state.
